Opener repair

Garage door opener repair in Oshawa and Durham Region

An opener that will not respond is frustrating, but it is often not the part that has actually failed. A door out of balance, a sensor knocked out of alignment by a bicycle, a stripped nylon drive gear or a logic board damaged by a power surge all produce similar symptoms. We diagnose the whole system before recommending anything, because replacing a working opener solves nothing and costs you money.

We service chain, belt, screw and direct-drive openers from the brands common across Durham Region homes, including the wall-mount units increasingly fitted in newer Brooklin and north Whitby builds. Repairs we complete regularly include drive gear and sprocket replacement, travel and force recalibration, limit switch adjustment, capacitor and board replacement, trolley and rail repair, remote and keypad reprogramming, and rewiring safety sensors whose cables have been pinched or corroded in an unheated garage.

Symptoms that point to the opener

These are the patterns we hear most often on opener calls. The specific behaviour usually narrows the cause considerably before we arrive.

  • The motor runs and you hear a grinding sound, but the door does not move — usually a stripped drive gear.
  • The door closes partway and reverses, or the lights blink a set number of times, which normally points to the safety sensors.
  • The wall button works but the remotes do not, or range has dropped to a few feet from the door.
  • The opener is completely dead with power at the outlet, pointing to a board, capacitor or transformer fault.

How opener repairs are handled

The door and the opener are one system. We check both, because an opener rarely fails on its own.

  1. 01The door is disconnected from the trolley and balance-tested by hand, so we know whether the opener is fighting a mechanical problem.
  2. 02Power, board, capacitor, drive gear, rail, trolley, limits, sensors and remote coding are checked in turn and the actual fault is identified.
  3. 03You get an upfront estimate. When repair costs approach the price of a new unit on an aging opener, we say so and quote both options.
  4. 04After the repair, travel and force limits are reset, sensors are aligned and the auto-reverse is tested with an obstruction before we leave.

Why professional opener repair pays off

  • Force and travel limits are safety settings, not convenience settings. Set incorrectly they can leave a door that does not reverse on an obstruction.
  • Most premature opener deaths are caused by an unbalanced door. Fixing the door protects the motor you just paid to repair.
  • We carry common gear kits, sensors, capacitors and remotes, so most opener repairs are finished in a single visit.

Residential and commercial operators

For homes we service the standard ceiling-mounted and wall-mounted openers found throughout Durham Region. For businesses we repair commercial jackshaft and trolley operators on sectional doors and rolling shutters, including three-button control stations, safety edges and loop detectors. Commercial operators run far more cycles than residential ones, so we always check bearing and chain wear at the same time.

That pattern almost always indicates the photo-eye safety sensors. They may be misaligned, dirty, sun-blinded or have a damaged wire. It is one of the quickest repairs we do, and worth a service call before assuming the opener has failed.
