Track repair

Garage door track repair in Oshawa and Durham Region

The tracks guide every roller on your door, and they only work when they are straight, plumb and correctly spaced from the jamb. A bumper tap while parking, a loose lag bolt, a settled garage frame or a door closing onto a bicycle can all put a track out of true, and once that happens the rollers bind, the opener works harder and the door starts to grind and shudder on every cycle.

We repair and replace vertical and horizontal track sections, radius bends, flag brackets and jamb brackets on residential and commercial doors throughout Oshawa and the surrounding Durham Region communities. Where a track is only slightly out we can often realign and re-shim it. Where a section is creased, flattened or torn we replace that section, because a repaired crease never guides a roller cleanly and the noise always comes back.

Track problems worth calling about

Track faults are visible if you know where to look. Stand inside with the door closed and sight up both sides.

  • Visible bends, dents or a flattened section, most often within the first few feet above the floor.
  • Gaps between the track and the rollers, or rollers that visibly rock and rub as the door travels.
  • Loud grinding or scraping at the same point in the door's travel every time.
  • The door has jumped off the track, or a bracket has pulled away from the jamb.

How track repair is carried out

Track work is precision work. A few millimetres of misalignment is enough to keep a door noisy.

  1. 01We check the tracks for plumb, level and correct spacing, and inspect every flag and jamb bracket for looseness or pull-out.
  2. 02Off-track doors are secured and re-seated safely, with spring tension managed rather than fought.
  3. 03Damaged sections are replaced and serviceable sections realigned and shimmed, then fasteners are re-secured into sound material.
  4. 04Rollers, hinges and cable travel are checked, the door is cycled and balanced, and the opener force is re-set as required.

Why track work is not a hammer job

  • Re-seating an off-track door involves live spring tension and an unsupported panel. It is a common source of injury.
  • Bending a track back by hand leaves an uneven guide surface, which destroys rollers and returns as noise within weeks.
  • Track misalignment is often caused by something else, such as a broken cable or worn rollers, that must be corrected at the same time.

Residential and commercial track service

Residential doors typically use two or three inch tracks with standard radius bends. Commercial installations often use heavier gauge track, high-lift or vertical-lift configurations, and rolling shutter guides, all of which need different handling. Loading bays take frequent impact damage from equipment, so for commercial customers we can include track and bracket inspection in a scheduled maintenance program.

We would ask you not to. An off-track door is unsupported and still connected to springs under tension, and it can drop or twist without warning. Leave it, unplug the opener and call us.
